Development Aqreement Public Benefits
• Fulfilling long-term economic and social goals for City and the community;
• Providing fiscal benefits to City's General Fund in terms of increased employment and
utility, business license, property and other tax revenues, which are anticipated to
exceed $390,000 annually;
• Providing both short-term construction employment and long-term permanent
employment within City;
• Eliminating blighted areas;
• Facilitating environmental remediation on and around the Property;
• Creating significant off-site public improvements, including streets, signals, medians
and landscaping;
• Property owner voluntarily waiving their right to develop the Property with certain
uses which are permitted or conditionally permitted in the MU -S zone.
CEQA Analysis
An Environmental Impact Report was prepared for the project

• On July 121 2019, the Council received supplemental comments to
the letter received from Lozeau Drury, LLP, on May 21, 2019. As a
result, the public hearing scheduled for July 16, 2019, was
continued to August 6, 2019, in order to prepare a response to
comments. The response was prepared and provided to the
Council as errata for tonight's hearing.
• The errata also addressed a late letter from the City of Manhattan
Beach
