valuable consideration, grants to SOUTJ][�,RN CALIFORNIA GAS CONH)ANY, a California
corporation ("G]�ANJIE), its successors and assigns, a 10.00 foot wide non-exclusive easement to
lay,construct, maintain, operate, repair, replace, patrol, change the size of,add to, or remove from
lime to time, as Grantee deems reasonably necessary,one or more pipelines and conduits,together
with Metering, measuring, regulating,cathodic protection, corrununications and other appurtenances
(collectively, the"F'acilitics") (or tratisporting gas and gas transportation related communications
(whether or not such are transported at any particular time),OVCT, under„through,along,and together
with the reasonable right of rigress and egress,to an([from the Facilities and the right to use
GRAVNTOR's abutting property during constrnction of the Facilities, the strip of land lying 5.00 J(bet
on each side of the gas pipeline,as installed by GRANTEE, lying within the land located in the City
of El Segundo in County(if Los Angeles,Cakfornia,described in attached Exhibit "A.,"alld depicted
in Exhibit"B"(togctjaer"'Me Easement""), which are incorporated by this reference,
1. GRAN,rOR will not constiuctaway iinprovements within the easement except roadways and other
appurtenant items needed for maintaining and enhancing the existing physical features of the
F',asement including, without limitation, sidewalks, curbs, gutters, an(] landscaping (except for trees

and deep-rooted shrubs). GRANTOR will provide reasonable advance 'notice to GRANIT. before
making any such improvements,
2. GRANTEE must repair any damage to the Easement resulting from its exercise of easement
rights including, without limitation, replacing earth, roadway surface, sod, and irrigation lines, to

damages, costs including reasonable attorney 'fees, judgments, and liability solely resulting from
