GRANT OF PUBLIC ROAD EASEMENTS DEED
(To the Ciry of El Segundo)
No Documentary Transfer Tax per Revenue Taxation Code § 11922
This Grant of Public Road Easements Deed made by SMPO Lab, LLC ("Grantor") to the
City of El Segundo, a general law city and municipal corporation ("City").
l. Recitals. This Grant is made with the following understandings and objectives:
A. Grantor is the owner of certain real property situated in the City of Ei Segundo,
County of Los Angeles, State of California, described and depicted in attached
Exhibit"A,"which is incorporated by reference("Grantor's Property");
B. This Grant is in compliance with Condition 38 of the Conditions of Approval for
Resolution No. 4749 and Ordinance No. 1470 relating to the approval of the 222
Kansas Specific Plan Project which requires a five (5) foot dedication along
Kansas Avenue and a five (5) foot dedication along Franklin Avenue.
2. Grant. Grantor hereby grants to the City a 5 foot easement along Kansas Avenue and a
5 foot easement along Franklin Avenue as more particularly shown in Exhibit B and as more
particularly described in Exhibit C, attached hereto and incorporated by reference. These grants
of Public Road Easements are for right-of-way for public road purposes, including the right to

lay, construct, repair, maintain, operate, renew and replace roadway improvements, sanitary
swere and storm drain collection systems, water distributions systems, electric facilities, public
utilities facilities and appurtenances incidental thereto in, over, across, and upon those properties
located in the City of El Segundo, County of Los Angeles, State of California as described in.
Grantor retains all normal rights and incidents of ownership of the underlying interest in the
Property not inconsistent with this Grant.
