FOR A VALUABLE CONSIDERATION, receipt of which is hereby

Grantor, owner of the real property hereinafter described, does
hereby grant to the CITY OF EL SEGUNDO, a municipal corporation,
an easement and right -of -way for public street purposes, in, over,
upon and across the real property in the City of E1 Segundo, County
of Los Angeles, State of California, described as:
PARCEL A:
All that portion of the Northeast 1/4 of Section 7, T3S,
R14W, S.B.B.M. Rancho Sausal Redondo, County of Los
Angeles, State of California, as said section is shown
on map recorded in Book 70, Pages 97 and 98 of Miscella-
neous Records in the office of the Los Angeles County
Recorder described as follows:
BEGINNING at a point 1415.20 feet westerly of
and 40.00 feet northerly of the Southeast cor-
ner of said Northeast 1/4 of Section 7, said
corner point coinciding with the point of
intersection of the easterly prolongation of
the center line of Mariposa Avenue (80.00
feet wide) and the east line of said Section 7;
THENCE westerly along a line parallel to and
40.00 feet northerly of the said center line
of Mariposa Avenue a distance of 30.02 feet
to a point; THENCE northesterly along a tangen-
tial arc concave to the Northwest wit a 30.00
foot radius and a central angle of 90 02'23"
an arc distance of 47.15 feet to a point of
tangency with a line parallel to and 75.00
feet westerly of the center line of Douglas
Street (150.00 feet wide); THENCE southerly
along said parallel line a distance of 30.02
feet to the point of beginning. (Northwest
Corner of Mariposa Avenue and Douglas Street)

radius and a central angle of 89057'37" an arc
distance of 47.10 feet to a point of tangency
with a line parallel to and 40.00 feet south-
erly of the said center line of Mariposa
Avenue; THENCE easterly along said parallel
line a distance of 29.98 feet to the point of
beginning. (Southwest Corner of Mariposa
Avenue and Douglas Street)
Said above - described land is to be used for public
street purposes only, and in the event that said land is not used
for public street purposes, or if after being so used, the same
is abandoned for such purposes and vacated as a public street, it
shall revert to the owners of the adjoining property, their heirs,
executors, administrators, successors and assigns.
TO HAVE AND TO HOLD all and singular, the said premises
unto the City of E1 Segundo, its successors and assigns, as and
for a public street and for no other purpose.
