SEPULVEDA PROPERTIES, INC., a California corporation,
hereinafter referred to as "GRANTOR," subject to each and all of
the conditions, covenants, exceptions, reservations and rights
hereinafter set forth, hereby grants to the CITY OF EL SEGUNDO,
a municipal corporation, hereinafter referred to as "GRANTEE ":
1. The right to use as an easement for public streets the
surface, sixteen (16) feet only above the street curb
and twelve (12) feet only below the street curb and,
2. The right to use as a nonexclusive easement for public
street lights and street trees together with the right
to use, for the installation, maintenance and repair
of public street lights, and the installation, and
maintenance of street trees in the air space over and
above sixteen (16) feet above the street curb. The
grant of this easement shall in no way interfere with
Grantor's rights to use said air space as hereafter set
forth. Grantor agrees to pay the cost of removing any
trees and /or street lights or relocating any street
lights which in Grantor's opinion, inhibits Grantor's
planned use of these air rights. Said easements are
located over that certain real property in the County
of Los Angeles, State of California, described

That portion of the southwest one- quarter of Section 7, Township 3 South,
Range 14 blest, in the Rancho Sausal Redondo, in the City of El Segundo,
County of Los Angeles, State of California, as per map recorded in book 1,
pages 507 and 508 of Patents, in the office of the Recorder of said
County, described as follows:
Parcel One
Beginning at the centerline intersection of Continental Boulevard and
E1 Segundo Boulevard per Parcel Map No. 6257 as recorded in Book 65,
page BG of Parcel Maps, in the office of said Recorder; thence along the
centerline of Continental Boulevard as shown on said Parcel Flap North
00 004'35" East, 1120.10 feet to the intersection with the centerline of
Grand Avenue as shown on said Parcel Map 6257; thence along the prolongation
of the centerline of said Continental Boulevard North 00 °04'35" East,
53.00 feet to the intersection with the northerly lire of said Grand
Avenue, said intersection being the true point of beginning for this
description; thence along the northerly line of Grand Avenue South 89 °55'25'
East, 67.00 feet to the beginning of a tangent curve concave northeasterly
and having a radius of 25.00 feet and whose northerly terminus is tangent
to a line which is parallel with and 42.00 feet easterly of theAprolongation
of the centerline of said Continental Boulevard; thence northwesterly
along said curve through a central angle of 900GO'OO" and an arc distance
of 39.27 feet to its northerly terminus; thence North 89 °55'25" blest,
84.00 feet to a pint on a line which is Parallel with and 42.00 feet
westerly of thew, rolongation of said Continental Boulevard, said point
being the beginning of a curve tangent to said parallel line having a
radius of 25.00 feet and being concave Northwesterly and whose westerly
terminus is tangent to the northerly line of said Grand Avenue; thence
along said curve southwesterly through a central angle of 90 000'00" and an
arc distance of 39.27 feet to its westerly terminus; thence along the north-
erly line of said Grand Avenue South 89 °55'25" East, 67.00 feet to the
true point of beginning.
Parcel Two
An 84.00 foot wide parcel the centerline of which is described as follows:
Beginning at the intersection of theA prolongation of the centerline of said
Continental Boulevard with the northerly line of the above described Parcel
One; thence along said prolongation North 00 004'35" East, 536.94 feet;
thence northerly along a tangent curve concave southwesterly and having a
radius of 440.00 feet, through a central angle of 27 °02'08 ", and an are
distance of 207.62 feet to the northerly line of the land described in
Parcel 1 of deed to Sepulveda Properties, Inc., recorded June 30, 969 as
instrument no. 759 of said Official Records.

In the event the subject property is abandoned for such
purposes or vacated as a public street, then and in that event,
without further act by Grantor or its successors and assigns, the
easement shall terminate and the property shall revert to Grantor
or its successors and assigns.
IT IS ACKNOWLEDGED, UNDERSTOOD and AGREED by Grantee
that the above grant by Grantor is limited both in purpose and
in the extent of the property granted for that purpose as follows:
1. Grantor shall not erect, construct, or install any
building over any public street heretofore dedicated by
this instrument which said building is more than two
hundred (200) feet in width at the location where it
crosses the public street.
2. Grantor covenants that it shall not erect, construct
or install any building or structure excepting pedestrian
bridges over any public street which is located within
one hundred fifty (150) feet of any other structure over
any public street.
3. Grantor covenants that between any two intersecting
public streets not more than fifty (50) percent of the
area of any street shall be covered by buildings or
structures and that not more than twenty -five (25) per-
cent of the total street surface area above dedicated
shall be covered by buildings.
4. Grantor covenants that not more than fifty (50)
percent of the total subsurface area under any public
street between intersecting public streets shall be
occupied by any tunnel, basement, or other substr ture.

5. Grantor covenants that notwithstanding the zoning
on the area over and below streets, Grantor shall sub-
mit to Grantee for approval, the plans and specifications
for any proposed structure over or beneath the area
dedicated and to comply with such restrictions, require-
ments, and regulations as the City Council may impose,
including but not limited to structural requirements
more stringent than those imposed by the City's Building
Code and aesthetic requirements to assure the compati-
bility of any such proposed structure with the use of
the public street above or below such structure.
IN WITNESS WHEREOF, Grantor has executed this Grant of
Easement on this 4-M. day of Dcr� , 1976.
