SEPULVEDA PROPERTIES, INC., a California corporation, F ,
hereinafter referred to as "Grantor," subject to each and all
of the conditions, covenants, exceptions, reservations and
rights hereinafter set forth, hereby grants to the CITY OF
EL SEGUNDO, a municipal corporation, hereinafter referred to
as "GRANTEE," the right to use as an easement for public
streets the surface, sixteen (16) feet only above the street
curb and twelve(12) feet only below the street curb, of the
following described real property in the County of Los Angeles,
State of California:
That portion of the southwest quarter of Section 7,
Township 3 South, Range 14 West, in the Rancho Sausal
Redondo, in the City of El Segundo, County of Los
Angeles, State of California, as per map recorded in
Book 1, Pages 507and 508 of Patents, in the Office of
the County Recorder of said County, described as follows:
Beginning at a point on the South line of said Section 7,
distant thereon South 89055125" East 1598.40 feet from
the southwest corner of said Section 7; thence North
00004135" East a distance of 50.00 feet to the northerly
line of the southerly 50.00 feet measured at right
angles, of said southwest quarter of Section 7 and the
True Point of Beginning for this description; thence
along said northerly line, North 89055125" West a
distance of 80.00 feet to a point tangent to a curve
concave northwesterly and having a radius of 29.00
feet; thence northeasterly along said curve a distance
of 30.14 feet along an arc with a central angle of
59032159" to a point on said curve; thence North
00004135" East, a distance of 977.80 feet to a point
tangent to a curve concave southwesterly and having
a radius of 25.00 feet; thence northwesterly along
said curve a distance of 39.27 feet along an are with
a central angle of 90000100" to a point tangent to
said curve; thence South 89055'25" East a distance of
160.00 feet to a point tangent to a curve concave
southeasterly and having a radius of 25.00 feet; thence
southwesterly along said curve a distance of 39.27 feet
along an arc with a central angle of 90000'00" to a
point tangent to said curve; thence South 00004'35"
West a distance of 967.10 feet to a point tangent to a
curve concave northeasterly, and having a radius of
25.00 feet; thence southeasterly along said curve a
distance of 39.27 feet along an arc with a central
angle of 90000'00" to a point tangent to said curve,
said point also being located on the northerly line of
the southerly 50.00 feet, measured at right angles, of
said southwest quarter of Section 7; thence North
89055125" West along said northerly line a distance of
80.00 feet to the True Point of Beginning, ove described
parcel to be known as Continental Boulvard.

This easement in and to the above- described property is
granted and must be used as an easement for public street
purposes only. In the event the property is not so used or,
if after being so used, it is abandoned for such purposes or
vacated as a public street or if any of Grantee's covenants or
obligations herein are breached, then and in that event, with-
out further act by Grantor or its successors and assigns, the
easement shall terminate and the property shall revert to
Grantor or its successors and assigns.
IT IS ACKNOWLEDGED, UNDERSTOOD and AGREED by Grantee that
the above grant by Grantor is limited both in purpose and in
the extent of the property granted for that purpose as follows:
1. Grantor shall not erect, construct, or install
any building over any public street heretofore dedicated
by this instrument which said building is more than two
hundred (200) feet in width at the location where it
crosses the public street.
2. Grantor covenants that it shall not erect,
construct or install any building or structure excepting
pedestrian bridges over any public street which is
located within one hundred fifty (150) feet of any other
structure over any public street.
3. Grantor covenants that between any two inter-
secting public streets not more than fifty (50) per cent
of the area of any street shall be covered by buildings
or structures and that not more than twenty -five (25)
per cent of the total street surface area above dedicated
shall be covered by buildings.
4. Grantor covenants that not more than fifty (50)
per cent of the total subsurface area under any public
street between intersecting public streets shall be
occupied by any tunnel, basement, or other substr c ure.

5. Grantor covenants that notwithstanding the zoning
on the area over and below streets, Grantor shall submit
to Grantee for approval, the plans and specifications for
any proposed structure over or beneath the area dedicated
and to comply with such restrictions, requirements, and
regulations as the City Council may impose, including
but not limited to structural requirements more stringent
than those imposed by the City's building code and
aesthetic requirements to assure the compatibility of
any such proposed structure with the use of the public
street above or below such structure.

Grant of Easement.
