SEPULVEDA PROPERTIES, INC., a California corporation,
hereinafter referred to as "GRANTOR, " hereby grants to the CITY OF
EL SEGUNDO, a municipal corporation, hereinafter referred to as
"GRANTEE," a nonexclusive easement for public street lights and street
trees together with the right to use, for the installation, maintenance,
and repair of public street lights, and the installation, and maintenance
of street trees in the air space over and above sixteen (16) feet above
the street curb. The grant of this easement shall in no way interfere
with Grantor's rights to use said air space and Grantor agrees to pay
the cost of removing any trees and /or streetlights or relocating any
street lights which in Grantor's opinion, inhibits Grantor's planned use
of these air rights. Said air space is located over that certain real
property in the County of Los Angeles, State of California, described
