PUBLIC STREET EASEMENT DEED
SEPULVEDA PROPERTIES, INC., a California corporation,
hereinafter referred to as "Grantor ", subject to each and all of the condi-
tions, covenants, exceptions, reservations and rights hereinafter set forth,
hereby grants to the CITY OF EL SEGUNDO, a municipal corporation, here-
inafter referred to as "GRANTEE ", the right to use as an easement for pub-
lic streets the surface, sixteen (16) feet only above the street curb and (12)
feet only below the street curb, of the following described real property in
the County of Los Angeles, State of California:
That portion of the southwest quarter of Section 7, Township 3
South, Range 14 West, in the Rancho Sausal Redondo, in the
City of El Segundo, County of Los Angeles, State of California,
as per map recorded in Book 1, Pages 507 and 508 of Patents,
in the office of the County Recorder of said County, described
as follows:
Beginning at a point in a line parallel with and dis-
tant northerly 1120. 10 feet measured at right angles
from the southerly line of said southwest quarter,
said point being distant along said parallel line,
South 89° 551 25" East 60. 00 feet from the inter-
section of said parallel line with a line parallel
with and distant easterly 25. 00 feet, measured at
right angles from the easterly line of Sepulveda
Boulevard as described in Parcel 23 of the final
decree of condemnation entered in Superior Court
Los Angeles County Case No. 357580 a certified copy
of which was recorded on December 8, 1934 as
Instrument No. 668 in book 13174, page 92 of Official
Records of said county; thence North 00 041 35" East
53. 00 feet; thence North 890 551 25" West 44.28
feet to the beginning of a tangent curve concave north-
easterly and having a radius of 25. 00 feet, said curve
being also tangent at its northerly end to a line
parallel with and distant easterly 25. 00 feet, measured
at right angles from said easterly line of Sepulveda
Boulevard; thence northwesterly along said curve an
arc distance of 36.25 feet to said point of tangency in
said easterly line, said last mentioned point being the
true point of beginning of this description, a radial
line of said curve to said last mentioned point bears
South 830 091 40" West; thence from said true point of
beginning southeasterly along said last mentioned curve

last mentioned point bears South 18° 16' 49" West;
thence South 0° 04' 35" West 5.25 feet to a line parallel

angles from that certain course hereinabove described
as having a bearing and length of'North 89° 55' 25"
West 44.28 feet" and its westerly prolongation; thence
along said last mentioned parallel line, South 890 55' 25"

to said certain line having a bearing and length of "North

to the beginning of a tangent curve concave southeasterly
and having a radius of 2 5. 00 feet, said last mentioned
curve being also tangent at its southerly end to a line
parallel with and distant easterly 25. 00 feet measured
radially from the curved easterly line of Sepulveda
Boulevard as described in Parcel 23 of said final decree
of condemnation above described; thence southwesterly
along said last mentioned curve an arc distance of 41. 69
feet to said last mentioned point of tangency; thence normal
to said last mentioned curve, South 840 321 00" West 25.00
feet to said easterly line of Sepulveda Boulevard; thence
along said Sepulveda Boulevard, northerly along that
certain curve therein concave westerly and having a radius
of 3050. 00 feet, an are distance of 73.05 feet to the
northerly terminus of said last mentioned certain curve;
thence continuing along said Sepulveda Boulevard tangent
to said last mentioned curve, North 60 50' 20" West 82.79
feet to a line bearing North 830 09' 40" East and which
passes through the true point of beginning of this description;
thence North 830 09' 40" East 25.00 feet to said true point of

This easement in and to the above - described property is granted
and must be used as an easement for public street purposes only. In the
event the property is not so used or, if after being so used, it is abandoned
for such purposes or vacated as a public street or if any of Grantee's cove-
nants or obligations herein are breached, then and in that event, without
further act by Grantor or its successors and assigns, the easement shall ter-
minate and the property shall revertto Grantor or its successors and assigns.
IT IS ACKNOWLEDGED, UNDERSTOOD AND AGREED by
Grantee that the above grant by Grantor is limited both in purpose and in the N

extent of the property granted for that purpose as follows:
1. Grantor shall not erect, construct, or install any build-
ing over any public street heretofore dedicated by this instrument which said

building is more than two hundred (200) feet in width at the location where
it crosses the public street.
2. Grantor covenants that it shall not erect, construct or in-
stall any building or structure excepting pedestrian bridges over any public
street which is located within one hundred fifty (150) feet of any other struc-
ture over any public street.
3. Grantor covenants that between any two intersecting public
streets not more than fifty (50) percent of the area of any street shall be
covered by buildings or structures and that not more than twenty -five (25)
percent of the total street surface area above dedicated shall be covered by
buildings.
4. Grantor covenants that not more than fifty (50) percent of
the total subsurface area under any public street between intersecting pub-
lic streets shall be occupied by any tunnel, basement, or other substructure.
5. Grantor covenants that notwithstanding the zoning on the area
over and below streets, Grantor shall submit to Grantee for approval, the
plans and specifications for any proposed structure over or beneath the area
dedicated and to comply with such restrictions, requirements, and regulations
as the City Council may impose, including but not limited to structural require-
ments more stringent than those imposed by the City's building code and
aesthetic requirements to assure the compatibility of any such proposed struc-

This is to certify that the interest in the real
property conveyed by the within deed to the city of El
Segundo, a municipal corporation is hereby accepted by order
of the City Council on February 8 , 19 71
and the grantee consents to recordation thereof by its duly
authorized officer.
