� SEPULVEDA PROPERTIES, INC., a California corporation,
hereinafter referred to as "Grantor ", subject to each and all of the conditions,

covenants, exceptions, reservations and rights hereinafter set forth, hereby M
grants to the CITY OF EL SEGUNDO, a municipal corporation, hereinafter
referred to as "GRANTEE ", the right to use as an easement for public streets
the surface, sixteen (16) feet only above the street curb and twelve (12) feet
only below the street curb, of the following described real property in the
County of Los Angeles, State of California:
That portion of the southwest quarter of Section 7, Township
3 South, Range 14 West, in the Rancho Sausal Redondo, in the city of El
Segundo, county of Los Angeles, state of California, as per map recorded in
book 1 pages 507 and 508 of Patents, in the office of the county recorder of
said county, described as follows:
Beginning at a point on the south line of said Section 7, distant thereon South
890 55' 2511 East 1598.40 feet from the southwest corner of said Section 7;
thence North 00 04' 35t1 East 1120.10 feet; thence South 890 55' 25" East
60.00 feet to the true point of beginning for this description; thence South
00 04' 3511 West 73.00 feet to the beginning of a tangent curve concave south-
easterly and having a radius of 20.00 feet; thence northeasterly along said
curve, through a central angle of 900 00' 0011, an arc distance of 31.42 feet;
thence tangent to said curve, South 890 55' 25" East 70.00 feet to the beginning
of a tangent curve concave northerly having a radius of 1053 feet; thence
easterly, along said curve, through a central angle of 110 191 2211 an arc
distance of 208.09 feet, thence tangent to said curve North 780 451 13" East
197.08 feet to the easterly line of the land described in parcel 1 of the deed
to Sepulveda Properties, ,Inc., recorded on June 30, 1969 as Instrument No.
759 in book D 4419 page 266 of Official Records of said county; thence along
said easterly line, North 00 001 20" West to a line parallel with and distant
northerly 106.00 feet, measured at right angles, from that certain course
hereinbefore described as having a bearing and length of North 780 45' 13"
East 197.08 feet; thence along said parallel line, South 780 451 1311 West
218.15 feet to the beginning of a tangent curve concave northerly, having a
radius of 947 feet and being concentric with that certain curve hereinbefore
described as being concave northerly and having a radius of 1053 feet; thence
westerly along said concentric curve; through a central angle of 110 19' 22"
an arc distance of 187.15 feet; thence tangent to said curve, North 890 55' 251'
West 90.00 feet to a line bearing North 00 04' 35" East from the true point of
beginning; thence South 00 04' 35" West 53.00 feet to the true point of beginning.

This easement in and to the above - described property is granted
and must be used as an easement for public street purposes only. In the event
the property is not so used or, if after being so used, it is abandoned for such

purposes or vacated as a public streAr if any of Grantee's covenants or b
obligations herein are breached, then and in that event, without further act
by Grantor or its successors and assigns, the easement shall terminate and
the property shall revert to Grantor or its successors and assigns.

IT IS ACKNOWLEDGED, UNDERSTOOD AND AGREED by
Grantee that the above grant by Grantor is limited both in purpose and in
the extent of the property granted for that purpose as follows:
1 . Grantor shall not erect, construct, or install any building
over any public street heretofore dedicated by this instrument which said
building is more than two hundred (200) feet in width at the location where
it crosses the public street.
2. Grantor covenants that it shall not erect, construct or
install any building or, structure excepting pedestrian bridges over any
public street which is located within one hundred fifty (1 50) feet of any other
structure over any public street.
3. Grantor covenants that between any two intersecting
public streets not more than fifty (50) per cent of the area of any street shall
be covered by buildings or structures and that not more than twenty five (25)
per cent of the total street surface area above dedicated shall be covered by
buildings.
4. Grantor covenants that not more than fifty (50) per cent of
the total subsurface area under any public street between intersecting public
streets shall be occupied by any tunnel, basement, or other substructure.
5. Grantor covenants that notwithstanding the zoning on the area
over and below streets, Grantor shall submit to Grantee for approval, the plans
and specifications for any proposed structure over or beneath the area dedicated
and to comply with such restrictions, requirements, and regulations as the
City Council may impose, including but not limited to structural requirements
more stringent than those imposed by the City's building code and aesthetic
requirements to assure the compatibility of any such proposed structure with
the use of the public street above or below such structure.
