NEW ENGLAND MUTUAL LIFE INSURANCE COMPANY, a Massachusetts
corporation, Owner- Lessor, and CONTINENTAL DEVELOPMENT CORP,, a
California corporation, Lessee, hereby GRANT to the CITY OF EL SEGUNDO,
a municipal corporation, an easement for public street purposes in,
upon and over that certain real property in the City of El Segundo,
County of Los Angeles, State of California, commonly known as Nash
Street, Apollo Street and Park Place, and more particularly described
as follows:
That parcel of land in -Section -18, Township 3 South,,Range 14 West,
in the Rancho Sausal Redondo, in the City of E1 Segundo, County of
Los Angeles, State of California, as shown 'on the map filed in Los
Angeles County Superior Court Case No. 11629 on June 21, 1890, a
copy of which map appears in the files of the County Surveyor of
said County, as Clerks Filed Map'No. 218, described as.follows:
Beginning at a point in the North line of the South 50 feet, measured
at right angles, of said Section 18, which is distant South
89 057'34" East, 268.00. feet thereon from the Southeasterly corner of
the land described in deed to Air Products and Chemicals, Inc.,
recorded July 5, 1958, as instrument no. 387, in book 04055, page 968
of Official Records, in the Office of the County Recorder of said
County; thence, leaving said North Line, Northeasterly along a tangent
curve, concave Northwesterly and having a radius of 30.00 feet,

Tendered herewith are Consolidated Engineering and
Construction check #s 2947 and 2948 in the amounts of $1,000
and $4,400, respectively, in favor of the City of El Segundo.
These checks are to serve as cash bonds to insure performance
for The Unimerc Corporation and Continental Development
Corp. as follows:.
1. Check #2947 in the amount of $1,000.
Within 90 days hereof Unimerc shall cause to be
recorded a partial reconveyance of that certain
real property described in that certain easement
deed dated 18 February 1970 whereby there is
granted to the City of El Segundo a road ease-
ment for the realignment and westerly extension
O,of Park Place. Said partial reconveyance shall
be in a form satisfactory to the City to accomplish
the elimination of Bank of America's security
interest in said property.
It is understood that this cash bond shall be
refunded to Unimerc at such time as the above
described reconveyance is placed and recorded
and evidence thereof submitted to the City. It
is agreed that should The Unimerc Corporation
fail to obtain said reconveyance within the
subscribed period the City may forfeit the bond.

This check is tendered as a cash bond to guarantee
Continental Development Corp.'s participation in
the improvement of that portion of Nash Street
lying.northerly of Park Place and extending to
the northerly property line of the Continental
Park. Continental's obligation to so participate
�C q shall rise at such time as the City undertakes
the improvement of said portion of Nash Street,
provided such improvement occurs within five
years of the date hereof. Should said improve-
ment not occur within said five year period, the
City shall refund $4,400 to Continental Development
Corp.
