Said parcels constituting the land over which said right of way is given to said City of E1 Segundo, but upon the express condition that said parcels of land shall be used only as a public highway and if not so used, the right and privilege hereby given "shall cease and determine -and the said Standard Oil Company of California, its successors and assigns, may thereupon re -enter and take and hold possession of said parcels, and upon the further express condition and covenant by the said City of E1 Segundo that during all the time said parcels are used as a highway, said Standard Oil Company of California and its subsidiaries, their successors and assigns, may lay, con- struct, operate, maintain, repair, renew, change the size of, increase the number of and remove pipe lines for the transportation of oil, petroleum, gas, gasoline, water and other substances, and erect, maintain, operate, repair, renew, add to and remove telephone, telegraph and power lines under, along and across said parcels, together with the right to tunnel under said parcels of land and highway for the purpose of constructing thereunder roads and railroads (but in such manner as not to unnecessarily interfere with the use thereof for highway purposes), and the right so to do at any time and from time to time and from any place or places is hereby expressly reserved to the said Company and its subsidiaries, successors and assigns, subject only to rea- sonable regulation by the proper authorities.
