G R A N T D E E D
IN CONSIDERATION of $1,500, receipt of which is
acknowledged, EMANUEL JENSEN and ALMA M. JENSEN, his wife, both
of whom reside in the City of El Segundo, County of Los Angeles,
State of California, do hereby grant to the CITY OF EL SEGUMDO, a
Municipal Corporation of the sixth class, located in the County
of Los Angeles, State of California, the real property in the
City of E1 Segundo, County of Los Angeles, State of California,
described as:
Lot 9, in Block 108 of E1 Segundo, Sheet No. 60
as per Map recorded in Book 20, pages 114 and 115
of Maps, in the office of the County Recorder of
said County;
free and clear of all encumbrances, except conditions, restrictions
and reservations oommon to all real property in said Block 108,
and the reservation by Grantors of all oil and mineral rights in
and under said real property, provided however, that the Grantors,
their representatives, successors and assigns, as owners of such
oil and mineral rights so reserved, shall have no right, power or
authority to occupy or use the surface of said land in prospecting
for, or in mining, developing or producing from said land, any of
such oil or minerals so reserved, but must recover the same if
recovery is had without in any manner disturbing or interfering
with the use of the surface of said land by said City, its successors
and assigns.
Said property at the present time is subject to a lease
and notice of lease, dated as of the 12th day of November, 1943,

executed by Grantors herein, as Lessors, and by Standard 011
Company of California, a Corporation, as Lessee, recorded March
29, 1945 as Document No. 922, in the office of the County Recorder
of Los Angeles County, California, and it is agreed that If the
City of E1 Segundo acoapts the said property, subject to said
existing lease, that such acceptance shall in no manner operate
as, or be construed as, a waiver by the Grantee, its successors
or assigns, of the restriction against the use of the surface of
said land hereinabove set forth. Said Grantee shall have the
further right, without any payment or obligation on its part to
the undersigned Grantors, or any person, firm or corporation claim-
ing under, by or through them, to procure a release of said land
from said lease at any time.

operations thereon , and as long as oil, gas, asphaltum or other hydrocarbons are
produced therefrom, upon the terms thereof, conditions and covenants contained in
that certain unrecorded oil and gas lease of even date executed by said lessors
and said lessee and therein referred to, recorded March 29, 1945 at 8:00 A.M.

OFFER TO SELL REAL PROPERTY.
The undersigned, the owner of Lot, Block 108, E1 Segundo Sheet
No. 5, as per Map Book 20, Pages 114 and 115 of Maps, records of Los Angeles
County, on file in the office of the County Recorder of said County, does
hereby offer to sell the said parcel of real property to the City of El

Segundo for the sum of cash, provided this offer is accepted
by the City Council of the City of E1 Segundo on or before midnight, May
3rd, 1945, and notice of such acceptance posted in the United States Post
Office, addressed to the undersigned, on or before said hour of said date.
Provided further, that the undersigned owner will furnish good and
sufficient deed, vesting title to said real property in the City of E1
Segundo, a municipal corporation of Los Angeles County, California ,*and
in addition will furnish a title insurance policy, showing title thereto
in the City of E1 Segundo, free and clear of all encumbrances except
conditions, restrictions and reservations common to all real property

Owner acknowledges receipt of $25.00 as a deposit on the before
mentioned purchase price and agrees that the balance due him will be
considered as cash payment if paid within three days after the before
mentioned title insurance policy is received by the City of El Segundo.
