O060GRANT OF EASEMENT
IN CONSIDERATION of the sum of $250.00, paid
to it, receipt of which is hereby acknowledged, the CITY
OF EL SEGUNDO, a Municipal Corporation of the Sixth Class,
located in the County of Los Angeles, State of California,
does hereby grant, subject to the terms, conditions and
reservations hereinafter contained, to DR. LOREN D. SIMS and
MURIEL A. SIMS, his wife, of 204 4venue A, Redondo Reach,
California, as point tenants, the following easements, to -wit:
First: An easement for the purposes of light and
air, upon and over the following described parcel of real
property located in the City of E1 Segundo, County of Los
Angeles, State of California, to -wit:
The Northerly 4 feet of the Easterly 91 feet
of Lot 11, Block 21, E1 Segundo Sheet No. 1,
Map Book 18, page 69 of Maps, Records of Los
Angeles County, California, on file in the
office of the County Recorder of said County.
Second: An easement for fire escape and fire
escape encroachment purposes, upon and over the Easterly 15
feet of said Northerly 4 feet of said Easterly 91 feet of
said Lot 11, block 21, recorded as aforesaid.
Said easements are granted upon and subject to each
and all of the following terms, conditions and reservations,
to -wit:
First: The grantor reserves the right to use
all or any portion of the property hereinabove de-
scribed, covered by said easements for building or
other purposes, having due regard, however, in the
exercising of such right herein reserved, that the
plan of construction or other use shall afford such

provision for light, air and fire escape purposes,
as may be lawfully necessary to the present build-
ing now located upon the property immediately
adjoining said hereinabove described parcels on the
North.
S000nd; That in the event said existing build-
Ing upon said property immediately adjoining the
above described parcels on the North, is destroyed
by fire or otherwise, or Is damaged by fire or
otherwise to an extent in excess of sixty per cent
(60 %) of Its physical proportion, or in the event
such existing building is removed from its present
location, or In the event its use for purposes of
human habitation is abandoned, then and in any of
said events the easement hereby granted shall ipso
facto cease and terminate.
Thirds That the grantees hereof, as joint
tenants, and their assigns, shall have due regard
in the making of any repairs or improvements to the
said existing structure hereinabove referred to, to
the right which said city has reserved to the use of
said parcels of land, as hereinabove set forth, and
shall cooperate with said city at all times in such
matters, so that the inconvenience to said city
occasioned by the granting of thr above easements
will be minimized so far as reasonably possible.
Fourths That upon the termination of the above
easements, the said parcels of real property herein-
above described shall be immediately discharged from

the burdens and obligations hereby imposed, and
may thereafter be used by the City of El Segundo,
its successors or assigns, in all -re .,eots as fully
as though said easements had never been granted, and
In any such case the said city, its officers, agents,
servants and employees, successors and assigns, shall
not be liable to any extent or in any manner whatso-
ever, unto the owner or owners of said adjoining
property, or any of them, or to their representatives
or assigns, for any loss or damage of any kind or
nature whateoever.
It is the purpose and intention of this instrument
to make it lawfully permissible for the present building now
located on the property immediately adjoining said above de-
scribed parcels on the North, to be remodeled and used for
living apartment purposes, and it represents a gesture of
cooperation upon the part of the city with the owners of the
adjoining property on the North, to the and that, subject to
the terms and conditions hereinabove expressed, such use for
living; apartment purposes may be made of such adjoining
property lying Northerly of such parcels.
