Subject: SOUTHERLY PORTION OF LOT 6, TRACT 12391, "RESERVE FOR FUTURE STREET"
Pursuant to instruction given the undersigned August 31, 1949, you are advised as
follows:
1. We have viewed the property described in letter from Westchester Branch,
Security -First National Bank of Los Angeles, dated August 29, 1949, referring
to its escrow No. 45- 1816,'described as the southerly portion of Lot 6, Tract
12391, Book 244, Page 29, of maps on file in the office of the County Recorder
of Los Angeles County, California, and find that the property is situated on
the west side of Sierra Street between Palm and Maple Avenues. The reserva-
tion shown on the map of Tract 12391 evidently was for the purpose of utilizing
this and other property to extend Oak Avenue from Sheldon Street through a
portion of Block 91, E1 Segundo, and through a portion of said Tract 12391
to make a connecting link between Sheldon Street and Sierra Street.
2. Such a street opening appears to be impractical in view of the fact that two
dwelling houses had been erected on that portion of Lot 1, Block 91, in the
rear of said Lot 6, Tract 12391, and any opening of said Oak Avenue, as before
mentioned, would require the removal of said dwelling houses and the payment
of damages therefor, which, in the judgment of the undersigned, would be un-
justified.
3. We have consulted with Mr. Henry Claman, the original subdivider of Tract 12391,
and he states that he has no further interest in the property, and that he
would have no objection to the city's disposing of whatever interest it may
have in the said southerly portion of said Lot 6, Tract 12391.
4. It is therefore recommended that the city take such legal procedure as may
be recommended by the City Attorney to dispose of whatever interest it may
have in said Lot 6, Tract 12391, provided that any cost incurred in disposing
of such interest as the City may have in said property be wholly borne by
the person, firm or corporation to whom said property shall revert.

Gentlemen;
Preliminary report of title in our escrow covering the sale of lot 6 of tract
12391 in the City of El Segundo discloses the following:
The effect of the offer of dedication on the map of said tract of the Southerly
portion of lot 6, within the lines of "future street ", as shown on said map, and
of any easement or rights which the public may have acquired therein.
The matter of obtaining a quitclaim deed from the City of E1 Segundo to said lot
six, as suggested by The Title Company to eliminate this offer of dedication,
has been discussed with your City Clerk and your City Attorney. The parties to
our escrow and ourselves as escrow holder will greatly appreciate your quitclaim
deed, even though you claim no interest in this property.
The legal description is: Lot 6 of Tract 12391, in the City of El Segundo, as
per map recorded in Book 2U, Page 29 of Maps, in the office of the County
Recorder of Los Angeles County, and the present owner is Ralph E. Haley and
Florence M. Haley, his wife.

As per request contained in your letter of September 10,
1949, the City Council of the City of E1 Segundo, at its
meeting held last evening, authorised the issuance to you
of a Quitclaim Deed, quitclaiming whatever interest the
City might have in Lot 92 Tract 12391, E1 Segundo. Said
Quitclaim Deed is enclosed for your use.
