ORDINANCE 8624 798 ORDINANCE NO. 862 AN ORDINANCE OF THE CITY OF EL SEGUNDO, CALIFORNIA, ADOPTING WITH CERTAIN CONDI- TIONS PRECISE PLAN NO. 7 -74 (AEROSPACE CORPORATION) WHEREAS, under the provisions of Title 20 (The Compre- hensive Zoning Ordinance) of the "E1 Segundo Municipal Code" and the laws of the State of California applicable to such matters, The Aerospace Corpora- tion has filed its petition for the adoption of Precise Plan No. 7-74; and WHEREAS, said Plan is for property located in the City of El Segundo, County of Los Angeles, State of California, more particularly described as follows: Lots 1, 2, 3 and 4 of Tract 26556, in the City of E1 Segundo, County of Los Angeles, State of California, as per map recorded in Book 675 Pages 93 and 94 of Maps, in the office of the County Recorder of said County. Said tract being a subdivision of the surface and that portion of the subsurface which lies above a plane 450 feet below the mean low water level of the Pacific Ocean (as said mean low water level is established by U. S. Coast and Geodetic Survey bench marks along the shore line). EXCEPTING that portion of said Lot 4, more particularly des- cribed as follows: BEGINNING at a point on the easterly line of Douglas Street, said point being the most southerly corner of Lot 4, as said street and lot are shown on said map of Tract No. 26556; THENCE from said point of beginning along said easterly line of Douglas Street North 0° 03' 52" East 240 feet; THENCE leaving said easterly line of Douglas Street South 89° 56' 08" East to the southeasterly line of said Lot 4; THENCE along said southeasterly line of Lot 4 South 43° 25' 53" West to an angle point in said southeasterly lot line, which angle point is North 62* 251 32" East 132. 45 feet from the most southerly corner of said Lot 4; THENCE continuing along said southeasterly line of Lot 4 South 62° 25' 32" West 132.45 feet to the point of beginning; and WHEREAS, said Plan was submitted to the Planning Commission of the City of El Segundo, and after a public hearing duly and regularly held, was approved and recommended for adoption by the City Council; and WHEREAS, the City Council of the City of E1 Segundo has duly and regularly held a public hearing on said Plan; and WHEREAS, the City Council of the City of El Segundo has now acquired jurisdiction to adopt this ordinance; y K i �� • I lJ NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EL SEGUNDO, CALIFORNIA, DOES ORDAIN AS FOLLOWS: SECTION 1. That said Precise Plan No. 7 -74 hereinabove referred to as approved by the Planning Commission of the City of El Segundo in its Resolution No. 829, be and the same is hereby approved and adopted upon the following conditions: 1. Any division of this property shall be done in accordance with Chapter 19. 40 of the "E1 Segundo Municipal Code" and shall be approved by the Planning Commission. Each lot created shall have within the property lines sufficient parking to meet the requirements of Section 20. 54. 020 of the "E1 Segundo Municipal Code. " met. 2. A sidewalk shall be constructed along the Douglas Street frontage between the property line and the curb line within 60 days after a re- quest to construct said sidewalk has been made by the Director of Public Works. 5. The plans shall show that the most southerly driveway and the driveway to the service area are proposed driveways, and that all others are existing driveways. 6. The plans shall show the storm water drainage route from the site into the public street. 7. All permits for off -site work including driveways and sidewalks shall be obtained prior to the issuance of a building permit. 8. Double cylinder dead -bolt locks shall be installed on all exterior doors and shall be approved by the Director of Building Safety. 9. Adequate exterior and perimeter lighting of the buildings and parking lot shall be provided and the plans shall be reviewed by the Chief of Po lice. 10. All utilities providing services to the new building normally placed above ground, including without limitation electrical service lines and telephone service lines, shall be placed underground, except if it is not possible -2- 400� to place said lines underground, overhead services may be approved by the City Council. 11. The completed project shall have a minimum of 1672 park- ing spaces. If any change should occur in the use of the buildings to any other use than as indicated on the site plan on file in the Planning Department, the total number of parking spaces shall be adjusted to provide the parking spaces required by Section 20. 54. 020 of the "E1 Segundo Municipal Code. Buildings A5 and A6 shall each have a refuse container area screened from public view, the location of which shall be approved by the Direc- tor of Public Works. SECTION 2. That when the construction of said Precise Plan No. 7 -74 has been completed strictly in accordance with the requirements of this ordinance, the Director of Planning shalt report said completion to the City Council whereupon the City Council shalt refer this ordinance to the City Attorney for the preparation of an ordinance rezoning and reclassifying said property in the manner hereinafter set forth: Lots 1, 2, 3 and 4 of Tract 26556, in the City of El Segundo, County of Los Angeles, State of California, as per map recorded in Book 675 Pages 93 and 94 of Maps, in the office of the County Recorder of said County. SECTION 3. The City Clerk is hereby authorized and directed to endorse said Plan as hereby approved and adopted by the City Council. Said Plan is on file in the office of the City Clerk, open to public inspection, and is by this reference incorporated herein and made a part hereof. SECTION 4. The City Clerk shall certify to the passage and adop- tion of this ordinance; shall cause the same to be entered in the book of original ordinances of said city; shall make a minute of the passage and adoption thereof in the records of the meeting at which the same is passed and adopted; and shall, within fifteen days after the passage and adoption thereof, cause the same to be published once in the E1 Segundo Herald, a weekly newspaper of general circula- tion, published and circulated within said City of El Segundo, and which is here- by designated for that purpose.
