ORDINANCE 8604 7') 3 ORDINANCE NO. 860 AN ORDINANCE OF THE CITY OF EL SEGUNDO, CALIFORNIA, ADOPTING WITH CERTAIN CONDI- TIONS PRECISE PLAN NO. 8 -74. WHEREAS, under the provisions of Title 20 (The Compre- hensive Zoning Ordinance) of the "El Segundo Municipal Code" and the laws of the State of California applicable to such matters, Continental Develop- ment Corporation has filed its petition for the adoption of Precise Plan No. 8 -74; and WHEREAS, said Plan is for property located in the City of El Segundo, County of Los Angeles, State of California, more particularly described as follows: PARCEL A: That portion of Section 18, Township 3 South, Range 14 West in the Rancho Sausal Redondo, in the City of El Segundo, County of Los Angeles, State of California, as shown on map recorded in Book 1 pages 507 and 508 of Patents, in the office of the County Recorder of said County, being a portion of Parcel 1 as shown on Record of Survey filed in Book 77, pages 51 and 52 of Record of Surveys, in said office of the County Recorder, described as follows: Beginning at the point of intersection of the easterly line of said Parcel 1 with the curved southerly line of Park Place, 66. 00 feet wide, as described in deed to the City of E1 Segundo recorded February 26, 1970 as Instrument No. 1980 in Book D4642, page 801, Official Records of said County, said curve being concave south- erly and having a radius of 767. 00 feet, a radial line of said curve to said point bears North 9° 01' 35" East; thence along said easterly line, South 0° 00' 04" East 466. 00 feet; thence South 89° 59' 56" West 335. 68 feet to the easterly line of Apollo Street, 66. 00 feet wide, as described in said deed to the City of E1 Segundo; thence along said easterly line and said southerly line of Park Place, North 00 021 26" East 284. 56 feet to the beginning of a tangent curve concave westerly and having • radius of 326.23 feet; northerly along said curve through • central angle of 210 28' 56" an arc distance of 122. 32 feet to the beginning of a reverse curve concave southeasterly and having a radius of 30. 00 feet; northerly and easterly along said curve through a central angle of 94° 54' 13" an arc distance of 49. 69 feet to the beginning of a compound curve concave southerly and having a radius of 767. 00 feet; and easterly along said curve through a central angle of 25° 33' 52" an arc distance of 342. 22 feet to the point of beginning. PARCEL B: A portion of said Section 18 included within a strip of land 12. 50 feet wide, the northerly line of which being the southerly line of the land hereinbefore described in Parcel A. Said strip of land shall terminate 47-11 easterly in said easterly line of Parcel 1 and westerly in the east- erly line of Apollo Street; and WHEREAS, said Plan was submitted to the Planning Commission of the City of E1 Segundo, and after a public hearing duly and regularly held, was approved and recommended for adoption by the City Council; and WHEREAS, the City Council of the City of E1 Segundo has duly and regularly held a public hearing on said Plan; and WHEREAS, the City Council of the City of E1 Segundo has now acquired jurisdiction to adopt this ordinance; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EL SEGUNDO, CALIFORNIA, DOES ORDAIN AS FOLLOWS: SECTION 1. That said Precise Plan No. 8 -74 hereinabove re- ferred to as approved by the Planning Commission of the City of E1 Segundo in its Resolution No. 826, be and the same is hereby approved and adopted upon the following conditions: (1) Any division of this property shall be done in accordance with Chapter 19. 40 of the "El Segundo Municipal Code" and shall be approved by the Planning Commission. Each lot created shall have within the property lines, sufficient parking to meet the requirements of Section 20. 54.020 of the "E1 Segundo Municipal Code. " met. If any change should occur in the use of the building to any other use than as indicated on the plot plan on file in the Planning Department, the total number of parking spaces shall be adjusted to provide the parking spaces required by Section 20. 54. 020 of the "E1 Segundo Municipal Code. " (7) The size of parking stalls and turning radius shall conform to "Space Requirements for Various Angle Parking Arrangements, " Standard Detail No. Z -2 dated July 24, 1963 or Table 12. 20, "Space Requirement at Various Parking Angles, " Traffic Engineering Handbook, in addition to Sec- tion 20. 54. 060 of the "El Segundo Municipal Code. " (8) An adequate and safe means of ingress to and egress from the ramp to surface streets and driveways shall be provided. The plans for such ingress and egress shall be approved by the Director of Public Works before any building permit is issued. (9) The City shall be provided with a recorded covenant, ease- ment or agreement which insures the continued existence of Continental Way and all common driveways within this development in a form approved by the City Attorney. (10) Landscaping shall be provided in the internal parking area of the structure, details of which shall be approved by the Director of Plan- ning. (11) Construction shall commence within one year from Novem- ber 15 , 1974, and this Precise Plan shall become null and void if con- struction has not commenced within said time. SECTION 2. The City Clerk is hereby authorized and directed to endorse said Plan as hereby approved and adopted by the City Council. Said Plan is on file in the office of the City Clerk, open to public inspection, and is by this reference incorporated herein and made a part hereof. SECTION 3. The City Clerk shall certify to the passage and adop- tion of this ordinance; shall cause the same to be entered in the book of original ordinances of said city; shall make a minute of the passage and adoption thereof in the records of the meeting at which the same is passed and adopted; and shall, -3- 4716 within fifteen days after the passage and adoption thereof, cause the same to be published once in the E1 Segundo Herald, a weekly newspaper of general circula- tion, published and circulated within said City of E1 Segundo, and which is here- by designated for that purpose.
