ORDINANCE NO. 858
AN ORDINANCE OF THE CITY OF EL SEGUNDO,
CALIFORNIA, ADOPTING WITH CERTAIN CONDI-
TIONS PRECISE PLAN NO. 6 -74.
WHEREAS, under the provisions of Title 20 (The Comprehensive
Zoning Ordinance) of the "E1 Segundo Municipal Code" and the laws of the
State of California applicable to such matters, Sepulveda Properties, Inc. ,
has filed its petitian for the adoption of Precise Plan No. 6 -74; and
WHEREAS, said Plan is for property located in the City of E1
Segundo, County of Los Angeles, State of California, more particularly des-
cribed as follows:
That portion of the South one -half of Section 7, Township
3 South, Range 14 West, in the Rancho Sausal Redondo,
as per Map recorded in Book 1, Pages 507 and 508 of
Patents, on file in the office of the County Recorder,
County of Los Angeles, State of California, described as
follows:
Beginning at the intersection of a line parallel with and
distant northerly 50. 00 feet, measured at right angles,
from the South line of said Section 7, with the westerly
line of the East one -half of the West one -half of the South-
east quarter of said Section 7, thence westerly along said
parallel line North 890 55' 25" West 15. 50 feet to the True
Point of Beginning; thence North 0° 00' 23" West 331. 50
feet; thence South 890 55' 25" East 15. 50 feet to a point on
the said westerly line; thence North 00 00' 23" West 165. 50
feet; thence North 890 55' 25" West 320. 00 feet; thence
South 00 00' 23" East 302.00 feet; thence South 89° 55' 25"
East 54. 51 feet; thence South 00 00' 23" East 195.00 feet to
a point on the first mentioned parallel line; thence along said
parallel line South 890 55' 25" East 249. 99 feet to the True
Point of Beginning; and
WHEREAS, said Plan was submitted to the Planning Commission
of the City of El Segundo, and after a public hearing duly and regularly held,
was approved and recommended for adoption by the City Council; and
WHEREAS, the City Council of the City of E1 Segundo has duly
and regularly held a public hearing on said Plan; and
WHEREAS, the City Council of the City of El Segundo has now
acquired jurisdiction to adopt this ordinance;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
EL SEGUNDO, CALIFORNIA, DOES ORDAIN AS FOLLOWS:

SECTION 1. That said Precise Plan No. 6 -74 hereinabove
referred to as approved by the Planning Commission of the City of E1 Segundo
in its Resolution No. 824, be and the same is hereby approved and adopted
upon the following conditions:
(1) A two -way driveway shall be installed across the northerly
portion of the property connecting the parking area north of Building No. 2251
to serve this Precise Plan, which is Phase II of a three -phase industrial office
complex, until such time that Phase III is under construction. The size, de-
sign and type of materials used for the driveway shall be approved by the Direc-
tor of Public Works.
(2) A loading space shall be provided that will be in compliance
with Section 20. 54. 100 of the "E1 Segundo Municipal Code, " the location of
which shall be approved by the Director of Public Works.
(3) The site and landscape plan shall be revised to include a
buffer type screening from properties adjacent to the east property line, details
of which shall be approved by the Director of Planning.

(4) All applicable Fire and Building Code requirements shall be

(6) Adequate exterior and perimeter lighting of the buildings and
parking lot shall be provided and the plans shall be reviewed by the Chief of
Police.
(7) All utilities providing services to the new building normally
placed above ground, including without limitation electrical service lines and
telephone service, lines, shall be placed underground, except that if it is not
possible to place said lines underground, overhead services may be approved
by the City Council.
(8) Sewer manhole covers presently located in vacated Duley
Road shall be adjusted to finish grade.
(9) Construction shall commence within one year from November
1 , 1974, and this Precise Plan shall become null and void if con-

struction has not commenced within said time.
SECTION 2. The City Clerk is hereby authorized and directed
to endorse said Plan as hereby approved and adopted by the City Council.
Said Plan is on file in the office of the City Clerk, open to public inspection,
and is by this reference incorporated herein and made a part hereof.
SECTION 3. The City Clerk shall certify to the passage and adop-
tion of this ordinance; shall cause the same to be entered in the book of original
ordinances of said city; shall make a minute of the passage and adoption thereof
in the records of the meeting at which the same is passed and adopted; and shall,
within fifteen days after the passage and adoption thereof, cause the same to be
published once in the E1 Segundo Herald, a weekly newspaper of general circula-
tion, published and circulated within said City of E1 Segundo, and which is here-
by designated for that purpose.
