AN ORDINANCE OF THE CITY OF EL SEGUNDO,
CALIFORNIA, ADOPTING WITH CERTAIN CONDI-
TIONS PRECISE PLAN NO. 5 -73.
WHEREAS, under the provisions of Title 20 (The Comprehen-
sive Zoning Ordinance) of the "El Segundo Municipal Code" and the laws
of the State of California applicable to such matters, Sepulveda Properties,
Inc. , has filed its petition for the adoption of Precise Plan No. 5 -73; and
WHEREAS, said Plan is for property located in the City of
E1 Segundo, County of Los Angeles, State of California, more particularly
described as follows:
A portion of Parcel 2A as shown on Parcel Map No. 2622
Book 35, Page 89 of Parcel Maps on file in the office of
the County Recorder, Los Angeles County, State of Cali-
fornia; also shown as Parcel 2 on tentative Parcel Map
No. 4009 in the vicinity of Grand Avenue and Duley Road,
City of E1 Segundo; said Tentative Map No. 4009 received
and filed in the office of the Director of Planning, City of
El Segundo on June 27, 1973; and
WHEREAS, said Plan was submitted to the Planning Commission
of the City of El Segundo, and after a hearing duly and regularly held, was
approved and recommended for adoption by the City Council; and
WHEREAS, the City Council of the City of E1 Segundo has duly
and regularly held a public hearing on said Plan; and
WHEREAS, the City Council of the City of E1 Segundo has now
acquired jurisdiction to adopt this ordinance;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
EL SEGUNDO, CALIFORNIA, DOES ORDAIN AS FOLLOWS:
SECTION 1. That said Precise Plan No. 5 -73 hereinabove
referred to as approved by the Planning Commission of the City of E1 Segundo
in its Resolution No. 780, be and the same is hereby approved and adopted
upon the following conditions:
(1) That refuse container storage areas shall be provided; the
location of which shall be subject to approval by the Director of Public Works.
(2) That refuse container storage areas shall be enclosed and
screened from public view by an enclosure which is compatible with the
adjacent architectural treatment on the property.
(3) That all mechanical penthouses and mechanical equip-
ment such as air conditioning compressors, shall be screened from pub-
lic view in a manner architecturally compatible with the building.
(4) That all applicable Building and Fire Code requirements
shall be met.
(5) That the applicant shall, before any building permit is
issued, dedicate the following described property:
That certain property located in Section 7, North of E1 Segundo
Boulevard and East of Sepulveda Boulevard in the City of El
Segundo, County of Los Angeles, State of California, more
particularly described as follows:
That portion of the Southeast quarter of Section 7, Township
3 South, Range 14 West, in the Rancho Sausal Redondo, as
per map recorded in Book 1, Pages 507 and 508 of Patents,
in the office of the County Recorder of said county, described
as follows:
BEGINNING at a point on the South line of said Section 7, dis-
tant thereon South 890 55' 25" East, 2642.25 feet from the South-
west corner of said Section 7; THENCE North 00° 00' 23" West
a distance of 1239.00 feet; THENCE South 89° 55' 25" East a dis-
tance of 50. 00 feet; THENCE North 00° 00' 23" West a distance
of 54. 97 feet to a point tangent to a curve concave to the North-
east and having a radius of 22.00 feet; THENCE easterly along
said curve a distance of 34. 53 feet along an arc with a central
angle of 891 55' 02" to a point tangent to said curve; THENCE
South 89° 55' 25" East a distance of 443. 60 feet to the TRUE
POINT OF BEGINNING: THENCE South 890 55' 25" East a dis-
tance of 82. 97 feet to a point tangent to a curve concave to the
Northwest and having a radius of 22.00 feet; THENCE easterly
along said curve a distance of 34. 59 feet along an arc with a
central angle of 90° 041 58" to a point tangent to the westerly
line of Duley Road; Duley Road being 40 feet wide, as recorded
in Book 7366, Page 276, in the office of the County Recorder of
said county; THENCE South 00° 00' 23" East, a distance of
110. 00 feet along the westerly line of said Duley Road to a point
tangent to a curve concave to the Southwest and having a radius
of 22. 00 feet; THENCE westerly along said curve a distance of
34. 53 f eet along an arc with a central angle of 89° 551 02" to a
point tangent to said curve; THENCE North 890 55' 25" West a
distance of 83. 03 feet; THENCE North 00° 00' 23" West 66 feet
to the TRUE POINT OF BEGINNING;
EXCEPT that portion of existing public street easement as re-
corded in Book D 5475, Pages 186 and 187, in the office of the
County Recorder of said County, known as Grand Avenue,
for road purposes.
(6) That all utilities providing services to the new building nor-
mally placed above ground, including without limitation electrical service

lines and telephone service lines, shall be placed underground, except that
if it is not possible to place said lines underground, overhead services may
be approved by the City Council.
SECTION 2. That when the construction of said Precise Plan
No. 5 -73 has been completed strictly in accordance with the requirements
of this ordinance, the Director of Planning shall report said completion to
the City Council whereupon the City Council shall refer this ordinance to
the City Attorney for the preparation of an ordinance rezoning and reclassi-
fying the following described property in the manner hereinafter set forth:
A portion of Parcel 2A as shown on Parcel Map No. 2622
Book 35, Page 89 of Parcel Maps on file in the office of
the County Recorder, Los Angeles County, State of Cali-
fornia; also shown as Parcel 2 on tentative Parcel Map
No. 4009 in the vicinity of Grand Avenue and Duley Road,
City of E1 Segundo; said Tentative Map No. 4009 received
and filed in the office of the Director of Planning, City of
E1 Segundo on June 27, 1973,
from M -2 Heavy Manufacturing Zone to C -3 Special Commercial District Zone.
SECTION 3. That the applicant is informed that the City Council
does not, by this action, intend to impair its authority to modify the traffic
circulation restrictions in the neighborhood of applicant's property if the need
arises to make such modification.
SECTION 4. That the City Clerk is hereby authorized and directed
to endorse said Plan as hereby approved and adopted by the City Council. Said
Plan is on file in the office of the City Clerk, open to public inspection, and
is by this reference incorporated herein and made a part hereof.
SECTION 5. This ordinance shall become effective at midnight on
the thirtieth day from and after the date of the final passage and adoption thereof.
SECTION 6. The City Clerk shall certify to the passage and adop-
tion of this ordinance; shall cause the same to be entered in the book of original
ordinances of said city; shall make a minute of the passage and adoption thereof
in the records of the meeting at which the same is passed and adopted; and
shall, within fifteen days after the passage and adoption thereof, cause the same
to be published once in the El Segundo Herald, a weekly newspaper of general
circulation, published and circulated within said City of E1 Segundo, and which
