AN ORDINANCE OF THE CITY OF EL SEGUNDO,
CALIFORNIA, ADOPTING WITH CERTAIN CONDI-
TIONS PRECISE PLAN NO. 2• -73.
WHEREAS, under the provisions of Title 20 (The Comprehen-
sive Zoning Ordinance) of the "E1 Segundo Municipal Code" and the laws
of the State of California applicable to such matters, Kilroy Industries has
filed its petition for the adoption of Precise Plan No. 2 -73; and
WHEREAS, said Plan is for property located in the City of
E1 Segundo, County of Los Angeles, State of California, more particularly
described as follows:
That portion of the Northeast quarter of Section 7, Town-
ship 3 South, Range 14 West, San Bernardino Meridian of
the Rancho Sausal Redondo, in the City of El Segundo, in
the County of Los Angeles, State of California, as per map
recorded in Book 70, Page 97 of miscellaneous records,
described as follows:
BEGINNING at a point in the North line of said Northeast
quarter, distant easterly 627. 80 feet from the Northwest
corner of said Northeast quarter; thence South 0° 111
East 460 feet; thence westerly parallel with the North
line of said Northeast quarter, 597. 73 feet to a line paral-
lel with the West line of said Northeast quarter and dis-
tant 30 feet easterly therefrom; thence northerly along
said parallel line 460 feet to the North line of said sec-
tion; thence easterly along said North line 597. 80 feet
to the point of beginning;
EXCEPT the North 30 feet conveyed to the County of Los
Angeles, by deed recorded in Book 3641, page 287 of
Deeds, and except the southerly 10 feet of the rortherly
40 feet conveyed to the City of El Segundo by easement
recorded in Book 18660, page 28, Official Record Docu-
ment No. 1163 dated July 25, 1941; and
WHEREAS, said Plan was submitted to the Planning Commission
of the City of E1 Segundo, and after a hearing duly and regularly held, was
approved and recommended for adoption by the City Council; and
WHEREAS, the City Council of the City of E1 Segundo has duly
and regularly held a public hearing on said Plan; and
WHEREAS, the City Council of the City of El Segundo has now
acquired jurisdiction to adopt this ordinance;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
EL SEGUNDO, CALIFORNIA, DOES ORDAIN AS FOLLOWS:

SECTION 1. That said Precise Plan No. 2 -73 hereinabove
referred to as approved by the Planning Commission of the City of E1
Segundo in its Resolution No. 774, be and the same is hereby approved
and adopted upon the following conditions:

(1) The development shall conform to the C -3 development
(2) Each structure shall be provided with one loading area, the
minimum size of which shall not be less than 500 square feet. There shall
be adequate ingress and egress for trucks to the loading areas.
(3) Building No. 2 shall be set back a minimum of 100 feet from
the center line of Imperial Highway.
(4) The use of subject buildings for those occupancies requested
in the application and other occupancies shall be consistent with the C -3 uses
as enumerated in the "E1 Segundo Municipal Code ".
(5) The applicant shall, prior to issuance of a building permit,
post a bond with the City of El Segundo in an amount to be determined by the
City Engineer, to assure the installation of a semi - traffic - actuated traffic
signal at the main development driveway on Nash Street.
(6) Left turn access from Imperial Highway shall be restricted
to the most easterly driveway only.
(7) Left turn access from Nash Street shall be restricted to the
most southerly access shown on Phase 1 -2 and Phase 1 -B.
(8) Plans shall indicate location of refuse container storage en-
closures. Enclosures shall be compatible with adjacent architectural treat-
ment. The location of enclosures in regard to accessibility by large trucks
shall be approved by the Director of Public Works.
(9) The project shall conform to all the requirements of the
building and fire Codes.
(10) The completed project shall have a minimum of 1731 parking
spaces. If any changes of use are allowed, the total number of parking spaces

shall be adjusted to provide the parking spaces required by the change in
use.
(11) The interior parking layout and circulation for the parking
structure shall be approved by the Director of Planning.
(12) The parking structure shall be ready for use prior to the
occupancy of Building No. 2.
(13) Within three years after the completion of any building
the parking required by the "E1 Segundo Municipal Code" for that building
shall be provided either by completion of the project or by construction of
adequate separate parking facilities.
(14) All mechanical equipment, elevator shafts, etc., located
on top of the buildings shall be screened from public view in a manre r archi-
tecturally compatible with the rest of the building. The use of chain link
fences for screening purposes will not be acceptable.
(15) Construction shall commence within one year from August
2 , 1973, and this Precise Plan shall become null and void if
construction has not commenced within said time.
(16) Prior to the issuance of a building permit, the applicant
shall reimburse the City of E1 Segundo for costs incurred in the preparation
of the Draft Environmental Impact Report.
SECTION 2. The applicant is informed that the City Council does
not, by this action, intend to impair its authority to modify the traffic and
circulation restrictions in the neighborhood of applicant's property if the
need arises to make such modification.
SECTION 3. The City Clerk is hereby authorized and directed to
endorse the said Plan as hereby approved and adopted by the City Council.
Said Plan is on file in the office of the City Clerk for public inspection and
by this reference incorporated in this Ordinance and made a part hereof.
SECTION 4. -This Ordinance shall become effective at mid-
night on the thirtieth day from and after the date of the final passage and

adoption thereof.
SECTION 5. The City Clerk shall certify to the passage
and adoption of this ordinance; shall cause the same to be entered in the
book of original ordinances of said city; shall make a minute of the pass-
age and adoption thereof in the records of the meeting at which the same
is passed and adopted; and shall, within fifteen days after the passage and
adoption thereof, cause the same to be published once in the El Segundo
Herald, a weekly newspaper of general circulation, published and circu-
lated within said City of E1 Segundo, and which is hereby designated for
that purpose.
