1 (q) The keeping of all domestic animals provided for in item (5)
2 above shall conform to all other provisions of law governing same, and no fowl
3 or animal, or any pen or coop, shall be kept or maintained within thirty -five
4 (35) feet of any window or door of any residence, dwelling or other building
5 used for human habitation, or within one hundred (100) feet of the front lot
6 line of the lot upon which it is located.
7 (8) Home occupations
8 (9) Pergolas, trellises.
9 (10) The following signs:
10 (a) One (1) unlighted sign not exceeding six (6) square feet in
11 area pertaining only to the sale, lease or hire of only the particular build-
12 ing,property or premises upon which displayed.
13 (b) Name plates not exceeding 12 x 3 inches in size, containing
14 name and occupation of occupant of premises when required by law or for physi-
1 5 cians when used as an accessory, and when so used shall be attached to the
16 building.
17 (11) Maintaining mail address for commercial and business license
18 purposes only, provided no stock in trade, supplies, professional equipment,
19 apparatus or business equipment are kept on the premises, and provided that no
20 employees or assistants in connection therewith are engaged for services on the
21 premises.
22 (12) Underground storage of not to exceed one thousand (1000) gallons
23 of petroleum fuel for use on the premises, but not for resale.
24 (13) Two - family dwelling, when side line of the lot in the R-1 zone
25 upon which it is located forms a common boundary with a lot or lots zoned for
26 R -3, P, 0 -1, 0-2, C-M, M -1 or M-2 but in no case shall the property used for
27 such two - family dwelling consist of more than one (1) lot nor be more than sixty
28 (60) feet in width, whichever is the least.
29 Section 401: HEIGHT. In the R.-1 zone no building shall exceed two and
30 one -half (2. -1/2) stories or thirty-five (35) feet in height, whichever is the
31 lesser.
32 Section 402: FRONT YARD. Every lot and every parcel in the R-1 zone shall

1 have a front yard of not less than twenty -five percent (25 %) of the depth of the
2 lot or parcel provided such front yard need not exceed twenty -five (25) feet,
3 except that on lots having a depth of one hundred thirty -five (135) feet or less
4 and a width of not less than fifty (50) feet, a front yard depth of twenty (20)
5 feet is permitted.
6 Section 403: SIDE YARDS. In the R-1 zone every lot and every parcel shall
7 have side yards as follows:
8 (1) Interior lots or parcels and corner lots or parcels shall have a
9 side yard on each side of a building of not less than ten percent (10 %) of the
10 width of the lot or parcel, provided that such side yard shall be not less than
11 three (3) feet in width, and need not exceed five (5) feet in width.
12 (2) Reversed corner lots or parcels (Plate 5) shall have the follow-
13 ing side yards:
'14 (a) On the side of the reversed corner lot or parcel, the side
15 line of which adjoins another lot or parcel, the side yard shall be the same
16 as that required for an interior lot.
17 (b) On the side street side of the reversed corner lot or parcel
18 there shall be a side yard with a width of not less than fifty percent (50%)
19 of the front yard required on the lot abutting the rear of such reversed corner
20 lot or parcel.
21 (c) If the rear of a reversed corner lot abuts upon property
22 classified for "C" or "M" purposes, or if the rear of such reversed corner lot
23 abuts upon property occupied by a nonconforming "C" or "M" use having an unamor-
24 timed life of more than ten (10) years as defined by this ordinance for the abate -
25 ment of nonconforming uses in "R" zones, then the provisions governing side yards
26 on a corner lot shall apply to the reversed corner lot.
27 Section 404: REAR YARD. Every lot or parcel in the R-1 zone shall have a
28 rear yard of not less than twenty -five percent (25 %) of the depth of the lot or
29 parcel, provided such rear yard need not exceed twenty -five (25) feet.
30 Section 405: AREA. The minimum required area of a lot or parcel in
31 the R-1 zone shall be five thousand (5,000) square feet.
32 Section 406: LOT AREA PER DWELLING. The lot area per dwelling unit shall

1 be not less than the minimum required lot or parcel area.
2 Section 407: LOT WIDTH. Every lot or parcel created after the effective
3 date of this ordinance shall maintain a width of not less than fifty (50) feet
4 at the rear of the required front yard, unless otherwise provided by an official
5 precised plan as prescribed by law, provided however that any lot or parcel of
6 land of record at the time this ordinance becomes effective may be divided into
7 separate parcels in accordance with the following schedule;
8 (1) Lots or parcels having a frontage of at least eighty (80) feet
9 but not to exceed eighty -eight (88) feet -- two (2) parcels having a frontage
10 of not less than forty (40) feet each, and an area of not less than five thous -
11 and (5,000) square f eit e8;bh.
12 (2) Lots or parcels having a frontage in excess of eighty -eight (88)
13 feet, but not to exceed two hundred (200) feet may be divided into lots or par -
14 cels provided no such resulting lot or parcel shall have a frontage of less than
15 forty-four (44) feet and an area less than five thousand ( 5,000) square feet.
16 (3) If any lot or parcel having a f rontgge of more than two hundred
17 (200) feet is divided, the resultant parcels shall conform to the fifty -foot (50)
18 minimum frontage established by this Section.

ARTICLE 5
R - 2 - TWO- FAMILY ZONE (R -2 Z ONE )
Section 500: LAND USE. In the R -2 Zone no building shall be erected,
reconstructed or structurally altered, nor shall any building or land be used
for any purpose except as hereinafter specifically provided and allowed by
this Article, subject to the provisions of Article 14 governing off - street
parking requirements. In the R -2 Zone the following uses are permitted:
(1) Any use permitted in the R -1 one - family zone, and under the
same conditions prescribed therein, except that the maximum capacity of garages
and dimensions of required yards as set forth in this zone shall pertain.
(2) Two - family dwellings, or two one - family dwellings provided
that the space between such one - family dwellings og the lot and the depth of the
rear yard of the rear dwelling shall each be not less than fifteen (15) feet.
(3) Child nurseries (9 or less children)
(4) Churches, except tent.
(5) Elementary, Junior High and High Schools offering curricula as
required by the Educational Code of the State of California.
(6) A three - family or a four - family dwelling when the side line of
the lot upon which it is located in the R -2 zone forms a common boundary with
a lot or lots zoned for R -3, P, C -1, C-2, @-M, M-1 and M-2, but in no case
shall the property used for such three - family or four - family dwelling con-
sist of more than one (1) lot or parcel or be more than sixty (60) feet in
width, whichever is the least.
Section 501: HEIGHT. No building in the R-2 Zone shall exceed two
and one -half (2 -1/2) stories or thirty-five (35) feet, whichever is the
lesser.
Section 502: FRONT YARD. Every lot or parcel in the R -2 zone shall have
a front yard of not less than twenty -five percent (25 %) of the depth of the lot
or parcel provided such front yard need not exceed twenty (20) feet in depth.
Section 503: SIDE YARDS. In the R -2 zone every lot and every parcel
shall have side yards as follows:
(1) Interior lots or parcels and corner lots or parcels shall have a

2 width of the lot or parcel, provided that such side yard shall be not less than

22 Section 505: AREA. The minimum required area of a lot or parcel in the
23 R-2 zone shall be five thousand (5,000) square feet.
24 Section 506: LOT AREA PER DWELLING. The minimum lot or parcel area per
25 dwelling unit shall be twenty-five hundred (2500) square feet.
26 Section 5073 LOT WIDTH. Every lot or parcel created after the effective
27 date of this ordinance shall maintain a width of not less than fifty (50) feet
28 at the rear of the required front yard, unless otherwise provided by an official

R- 3 - MULTIPLE- FAMILY ZONE (R*-3 ZONE)
Section 600: LAND USE. In the R-3 Zone no building shall be erected,
reconstructed or structurally altered, nor shall any building or land be used

Article, subject to the provisions of Article 14 governing off- street parking
requirements. In the R-3 Zone the following uses are permitted:
(1) Any use permitted in the R.-2 Zone, and under the same condi-
tions prescribed therein, except that the maximum capacity for garages and the
dimensions of required yards as set forth in this Zone shall pertain.
(2) Boarding and lodging houses.
(3) Child nurseries (10 or more children).
(4) Educational Institutions, except music, dancing and trade schools.
(5) Group houses.
(6) Hotels.
(7) Multiple dwellings
(8) Private clubs, fraternities, sororities and lodges, excepting
those the chief activity of which is a service customarily carried on as a
business.
(9) Rest homes.
(10) A public parking area, developed as required by this ordinance,
when the side line of the lot or parcel on which it is located in the R-3 Zone
forms a common boundary with a lot or parcel zoned for commercial or industrial
purposes, but in no case shall the property so used consist of more than two (2)
lots or parcels or be more than fifty (50) feet in width, whichever is the lesser.
(11) The following signs:
(a) (tame plates not exceeding two (2) square feet in area
containing the name and occupation of the occupant of the premises.
(b) Identification signs not exceeding twenty (20) square feet
in area for multiple dwellings, hotels, clubs, lodges and similar permitted uses.
(c) A sign not exceeding two (2) square feet in area giving

information on availability of rentals on multiple dwellings, hotels, clubs,
lodges and similar permitted uses.
(d) One (1) unlighted sign not exceeding twelve (12) square
feet in area pertaining only to the sale, lease or hire of only the particular
building, property or premises upon which displayed.
(e) One (1) unlighted sign for each apartment building not
to exceed six (6) square feet in area, or four (4) feet in any dimension pro-
vided such sign is placed on the wall of the building and does not extend above
or out from the front wall and contains no advertising matter except the name
and street address of the apartment house.
Section 601: LIMITATIONS UPON PLAOEMINT OF PERMITTED BUILDINGS. Place-
ment of permitted buildings in the R - -3 Zone shall be as follows;
(1) On interior lots and corner lots, main buildings used for
dwelling purposes, hotels excepted, shall maintain a distance of fifteen (15)
feet between such buildings.
(2) On reversed corner lots a distance of ten (10) feet shall be
maintained between buildings used for dwelling purposes.
(3) A distance of ten feet shall be maintained between main build-
ings and accessory buildings on any lot.
Section 602: HEIGHT. In an R•-3 Zone no building shall exceed four (4)
stories or forty -five (45) feet, whichever is the lesser height.
Section 603: FRONT YARD. Every lot or parcel in the R-3 Zone shall have
a front yard of not less than fifteen (15) feet in depth.
Section 604: SIDE YARDS. In the R -3 Zone every lot and every parcel shall
have side yards as follows:
(1) Interior lots or parcels and corner lots or parcels shall have a
side yard on each side of a building of not less than ten percent (10 %) of the
width of the lot or parcel, provided that such side yard shall be not less than

section 605: REAR YARD. Ivory lot and every parcel in the R-3 Zone
shall maintain a rear yard of not less than fifteen (15) feet.
Section 606: AREA. The minimum required area of a lot or parcel in the
&-3 Zone shall be five thousand (5,000) square feet.
Section 607: LOT WIDTH. Every lot or parcel created after the effective
date of this ordinance shall maintain a width of not less than fifty (50) feet at
the rear of the required front yard, unless otherwise provided by an official pre-

3 Section 700: LAND USE. In a "P" zone no building shall be erected, re-
4 constructed or structurally altered, nor shall any building or land be used for
5 any purpose except as hereinafter provided and allowed by this Article. In the
6 "PM zone the following uses are permitted:
7 (1) Any use permitted in the R.-3 zone, and when a lot or parcel is so
8 used it shall be subject to all of the provisions of the ordinance applicable
9 to lots and parcels in an Rr-3 zone.
10 (2) Open air, temporary parking of automobiles without monetary charge,
11 except when operated by or for a public authority; provided that any area so used
12 shall be improved and maintained in the manner required by this ordinance for the
13 establishment, improvement and maintenance of a public or semi - public parking
14 area= and provided further that no such area shall be used for a used oar sales
15 area.
16 Section 701: HEIGHT, YARD AND AREA REQUIREXENTS. Every lot and every par-
17 oel in a "P" zone shall be subject to the same requirements, conditions and
18 restrictions that are applicable to lots and /or parcels in an R..3 zone as to
19 area, the height of buildings and structures, front, side and rear garde; pro -
20 vided that when such lot or parcel is used exclusively for open air, temporary
21 parking of transient automobiles and no structure is erected or maintained there -
22 on except such as is required by this ordinance for a public parking area or semi -
23 public parking area, no front, side or rear yard shall be required.
24 Section 702: AEQUIRED IMPROP304ENT CI PUBLIC PARKING AREAS. All public
25 and semi - public parking areas herein permitted shall be improved as follows:
26 (1) All such areas shall be paved or otherwise surfaced so as to
27 eliminate dust and mud, and where such parking area abuts property classified
28 for OR* uses it shall be separated therefrom by a solid fence or wall six (6)
29 feet in height, provided said fence or wall, from the front property line to a
30 depth equal to the required front yard on the abutting "R" classified property
31 shall be forty -two (42) inches in height and provided that where no fence is
32 erected along any boundary of such parking area which abuts upon a street, a
