CC RESOLUTION 3053'i: • RESOLUTION NO. 3053 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF EL SEGUNDO, CALIFORNIA, ADOPTING WITH CERTAIN CONDITIONS PRECISE PLAN NO. 8 -80 FOR PROPERTY LOCATED AT 1717 AND 1721 EAST PINE AVENUE WITHIN SAID CITY. WHEREAS, under the provisions of Title 20 (The Compre- hensive Zoning Ordinance) of the "E1 Segundo Municipal Code" and the laws of the State of California applicable to such matters, Mr. Roger Vian and Mrs. Lora Beth Vian have filed their petition for the adoption of Precise Plan No. 8 -80; and WHEREAS, said Plan is for property located in the City of E1 Segundo, County of Los Angeles, State of California, more particularly described as follows: The westerly 46 feet of the northerly 132.60 feet of Lot 379 and the easterly 46 feet of the northerly 132.60 feet of Lot 329; both in Block 123, Sheet 8 E1 Segundo,. County of Los Angeles, State of California, as recorded in Book 22, Pages 106 and 107 of Maps in the Office of the County Recorder of said County; and WHEREAS, said Plan was submitted to the Planning Com• mission of the City of El Segundo, and after a public hearing duly and regularly held, was approved and recommended for adop- tion by the City Council; and WHEREAS, the City Council of the City of E1 Segundo has duly and regularly held a public hearing on said Plan; and WHEREAS, the City Council of the City of El Segundo has now acquired jurisdiction to adopt this resolution; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EL SEGUNDO, CALIFORNIA, DOES RESOLVE, DECLARE, DETERMINE AND ORDER • AS FOLLOWS: SECTION 1. That said Precise Plan No. 8 -80 hereinabove referred to as approve-5 by the Planning Commission of the City of El Segundo in its Resolution No. 1058 be, and the same is, hereby approved and adopted upon the following conditions: K] .1: � (1) That a surety bond in the amount of $2,000 shall be provided to insure removal of the existing driveway aprons and the replacement with full height curb to match the existing curb as well as the replacement of all broken or off -grade curb and sidewalk. (2) That the existing parkway trees shall be protected from damage during construction. (3) That the new driveway apron shall clear the existing tree or, in the alternative, the tree shall be removed and replaced in kind and size. (4) That the landscaping plans shall be approved by the Director of Planning and the landscaping completed and approved by the Director of Planning before the issuance of an occupancy permit. (5) That all on -site utilities shall be placed underground. (6) That the developer shall provide a dry standpipe, the location of which shall be approved by the Fire Chief. (7) That Precise Plan 8 -80 shall be constructed in substantial compliance with the following documents which from a part of the application and this resolution: a. The Initial Study Questionnaire for Precise Plan 8 -80, dated December 19, 1980, describing security and fire measures to be implemented. b. Preliminary plan for the "The Pines Condominiums dated December 19, 1980, as revised and dated February 19, 1981, a copy of which was filed in the Planning Department on February 23, 1981. (8) That construction must be commenced within one year from March 17 , 1981, however, the City Council may extend such time to commence the project. SECTION 2. The City Clerk is hereby authorized and directed to endorse said Plan as hereby approved and adopted by the City Council. Said Plan is on file in the office of the City Clerk, open to public inspection, and is by this reference • incorporated herein and made a part hereof. SECTION 3. The City Clerk shall certify to the passage and adoption of this resolution; shall enter the same in the book of original resolutions of said city; and shall make a minute of the passage and adoption thereof in the records of 0 2 • the proceedings of the City Council of said city, in the minutes of the meeting at which the same is passed and adopted.
