• RESOLUTION NO. 2995
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF EL SEGUNDO, CALIFORNIA, ADOPTING WITH
CERTAIN CONDITIONS PRECISE PLAN NO. 2 -80
FOR PROPERTY LOCATED AT 928, 934, 950, 952,
AND 954 MAIN STREET AND 937 AND 945 PEPPER
STREET WITHIN SAID CITY.
WHEREAS, under the provisions of Title 20 (The Com-
. prehensive Zoning Ordinance) of the "El Segundo Municipal Code"
and the laws of the State of California applicable to such matters,
Anastasi Construction Co. has filed its petition for the adoption
of Precise Plan No. 2 -80; and
WHEREAS, said Plan is for property located in the City
of E1 Segundo, County of Los Angeles, State of California, more
particularly described as follows:
All those portions of Block 104, Sheet 3, E1 Segundo,
as per map recorded in Book 20, Pages 22 and 23 of
Maps, in the office of the County Recorder, County
of :Los Angeles, State of California, described as
follows:
The westerly 114.03 feet of the northerly
150.00 feet of the southerly 200.00 feet
of Lot 4 and the southerly 200.00 feet of
Lot 5 and the northerly 40.00 feet of Lot
6; and
WHEREAS, said Plan was submitted to the Planning Commis-
sion of the City of E1 Segundo, and after a public hearing duly
and regularly held, was approved and recommended for adoption
by the City Council; and
WHEREAS, on April 1, 1980 the City - Council of the City
of El Segundo did, pursuant to law, hold a public hearing on
said Plan, continued the hearing to May 6, 1980 and directed
the staff to work with the developer to lower the height above
40 grade of the garage wall on Main Street; and

WHEREAS, revised plans dated April 24, 1950 reflecting
the lowered height of between three and five feet above grade
of the garage wall were submitted to the Planning Commission

• and approved at its meeting held April 24, 1980; and
WHEREAS, the revised plans dated April 24, 1980 were
submitted to the City Council for approval at the continued hearing
held May 6, 1980 and were approved by the City Council, after
which the City Council directed the staff to modify Condition
No. (3) of the proposed resolution pertaining to age restrictions

to read:
(3) That the Covenants, Conditions and Restrictions
shall not contain and shall not hereafter
be amended to contain any provision restricting
occupancy by reason of age,
and thereafter referred the matter to the Planning Commission
for report and recommendation; and
WHEREAS, the Planning Commission, at its meeting held
May 8, 1980, concurred in the recommendation of the City Council
to modify Condition No. (3) as hereinabove set forth; and
WHEREAS, the City Council of the City of El Segundo
has now acquired jurisdiction to adopt this resolution;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EL
SEGUNDO, CALIFORNIA, DOES RESOLVE, DECLARE, DETERMINE AND ORDER
AS FOLLOWS:
SECTION 1. That said Precise Plan No. 2-80 hereinabove
referred to as approved by the Planning Commission of the City
of El Segundo in its Resolutions Nos. 1023 and 1024 and subsequent
action taken on May 8, 1980, be, and the same is, hereby approved
and adopted upon the following conditions:
(1) That a surety bond in the amount of $2,000 shall
be provided to assure replacement of curbs and sidewalks.
(2) That the landscaping shall be accomplished in
a manner approved by the Director of Planning and the landscaping
plans shall be approved by the Director of Planning prior to

ithe issuance of an occupancy permit.
(3) That the Covenants, Conditions and Restrictions
shall not contain and shall not hereafter be amended to contain
any provision restricting occupancy by reason of age.
(4) That the developer shall install a dry standpipe
for fire protection; the location of which shall be subject to
• the approval of the Fire Chief.
(5) That a sprinkler system shall be installed for
the entire garage area, the design of which shall be approved
by the Fire Chief.
(6) That construction must be commenced within one
year from May 20 , 1980, provided, however, that
the Director of Planning, with the concurrence of the City Manager,
may extend such period for not to exceed one year. Any further
extension must be approved by the City Council.
SECTION 2. The City Clerk is hereby authorized and
directed to endorse said Plan as hereby approved and adopted
by the City Council. Said Plan is on file in the office of the
City Clerk, open to public inspection, and is by this reference
incorporated herein and made a part hereof.
SECTION 3. The City Clerk shall certify to the passage
and adoption of this resolution; shall enter the same in the
book of original resolutions of said city; and shall make a
minute of the passage and adoption thereof in the records of
the proceedings of the City Council of said city, in the minutes
of the meeting at which the same is passed and adopted.
