Parking spaces for Griffen Proposal

Gentlemen, Griffen has grossly underestimated the number of vehicles which will be seeking to park if
they are allowed to proceed with building an apartment complicate order of Grand and Kansas. Not only
that, but the additional traffic that will occur as a result of their proposal will cause an I crease in traffic
accidents along Grand between Kansas and PCH. They really don't care about maintaining the
community. Rather, they are focused on money._. increasing their bottom line financially. I have
attended two of their presentations, presented my concerns, and was blown off_ Also, they may cause a
danger to the night park on the corner of Holly and Kansas.
Please refuse their efforts to gain permits which will allow for construction of their ambitious project.
Their ambitions will not add to the serenity and peace of our neighborhood, and cause a decline in the
allure of our El Segundo community.

Hello,
I am writing to voice my concern about the impact of parking in town involving Griffin Capital and
their potential plans regarding this topic.
Griffin Capital must be held accountable, if and when any plan plasses, to lower the amount of total
units built to accommodate and require 2 spaces per unit. Anything more than that is unacceptable
for the neighborhood and city over all.
In closing, we live in El Segundo, not Venice. We live in El Segundo, not Santa monica. El Segundo is
not broken, so stop trying to fix it.

Hello, please DO NOT REDUCE the amount of parking spaces required in multi -housing complexes
for tenants. Parking congestion has already hit residential neighborhoods in El Segundo, requiring
streets to begin having street parking restriction signs.
The parking problem is already spreading even before the new PCH/Sepulveda units are completed.
El Segundo needs to be thinking of ways to alleviate the growing traffic and congestion, not accelerate
it.

Dear City Council Members,
I am writing to express concerns over the proposed Griffin/Greystar property at Holly/Kansas St. I have
expressed my concerns over the size of this project from the beginning. I attended the community
meeting held last year at the Marriott by Griffin Capital and expressed my concerns regarding parking
and asked them if the project could be reduced in number of units to be similar to the number of units
of the two properties to the west of the proposed location. I was told No.
The # of units proposed in addition to the Pacific Commons project 2 blocks east of this location are
going to substantially affect parking for residents in this area. I manage a 27-unit and 12-unit building
on Indiana St and our building only has 1 parking space per unit. The units are all 2 bedroom units_ This
leaves 39 vehicles relying on parking in Indiana, Holly, and Illinois which is currently difficult with us
sharing parking during the day with the businesses (Bizhaus, a printing shop, Suger Monkey etc) on
Holly and South Indiana St.
My request for this development has always been to see a model with fewer units and appropriate
parking spaces allotted, with 2 spaces for 2 bedrooms and 3 spaces for 3 bedrooms.
I also urge council members to come over to the Holly/Indiana corner and observe traffic conditions on
PCH from 3:00-6 p.m. It's bumper to bumper currently. These proposed properties will bring an
additional 1,000 cars at a minimum through these quiet streets. That also concerns me regarding traffic
safety near and around Kansas Park.
In following the city's current housing element multi -parking requirement, this proposed property
would have to have 753 parking spaces. If this change is approved, that requirement would be reduced
to 587 spaces and I understand that Griffin/Greystar is trying to still reduce it to 490. Where will these
tenants park? Where will our existing residents park?
Please reconsider this project's size and mandate appropriate parking.
